The late Bollywood icon Dilip Kumar's legacy extends beyond the silver screen. Last year, in 2023, the Ashar Group began renovating Kumar's bungalow in Pali Hill. They planned to transform it into a building with several luxury apartments and a museum dedicated to the legendary actor. It is the same house in which Dilip Kumar spent his bachelor life before marrying Saira Banu. It has now emerged that a sea-facing triplex apartment, part of this redevelopment project, has been sold for a whopping amount.
The triplex spread across 9,527 sq ft of carpet area is located on the 9th, 10th and 11th floors of a project named The Legend being built by Black Rock, a subsidiary of the Ashar Group.
Reports confirm that Dilip Kumar’s bungalow in Pali Hill, Mumbai has been sold for ₹172 crore. Zapkey.com reviewed the property registration documents, showing that Apco Infratech Private Limited, an infrastructure firm, made the purchase.
The apartment sold for ₹1.62 lakh per square foot. The stamp duty for the deal amounted to ₹9.3 crore, and the registration fee was ₹30,000. According to local brokers, this is one of the highest per-square-foot deals in Mumbai’s real estate market recently.
Ashar Group confirmed the transaction in a statement. Although the agreement value was ₹155 crore, the firm stated that the sea-view apartment was sold for a total of ₹172 crore.
In March 2016, Dilip Kumar signed a development agreement with Ashar Group, which set the stage for this luxury housing project.
Last year, the developer revealed plans to build around 15 luxury apartments. They stated that the design would cater to the refined tastes of industrialists, entrepreneurs, cultural figures, top Indian cinema stars, global athletes, and Fortune 500 executives.
