Festive home purchase:  As the festive season approaches, homebuyers are gearing up to seize the numerous opportunities it offers, whether they are first-time buyers or seasoned investors looking to expand their property portfolios. Experts underscore the festival season as an opportune time for homeownership. During the fourth quarter, typically from October to December, developers and financial institutions often provide festive deals, encompassing discounts, flexible payment options, reduced floor rise charges, and more. Notably, Colliers India also predicted a surge in discounts and sales in the real estate market during this Diwali season.

"We anticipate a rise in real estate demands in offbeat cities like Jaipur, Coimbatore, Chandigarh, and Ahmedabad. This is spurred by the interest of organised developers in these regions, driven by the heightened preference for living amidst natural surroundings and the growing demand for second homes," Shashank Vashishtha, Executive Director, eXp Realty India told Republic.

"We see Upper Kharghar, Kharghar, Vashi, Ulwe, Airoli witnessing great demands because of the proposed and ongoing infra facilities and the new airport that will be coming up in Navi Mumbai," said Bhavesh Shah, Joint Managing Director, Today Global Developers.

Expert guidance for effective home searches

Search early

Mukesh Mishra, Co-Founder & Head of Sales, Homesfy, advises that starting your search well in advance can help you explore your options thoroughly. By giving yourself ample time, you can make informed decisions about your future home.

"It's essential to have a clear budget in mind, encompassing all associated costs, to avoid any financial surprises down the road," he said.

Location matters

When it comes to finding your dream home, the location is crucial.
"you check out various areas to identify your ideal neighborhood. Consider factors like happiness quotient and air quality.  Ensure that the area you choose is accessible to other locations with upcoming infrastructural facilities," Mishra added.

Technology can be a powerful ally in your home search. Experts advice prospective buyers to explore real estate apps and websites for better research. These platforms can provide insights into available properties, pricing trends, and more, helping you make informed decisions.

Streamline your search

Creating a list of must-have features is another tip from Mukesh Mishra to narrow down your options. Whether it's a spacious backyard, a certain number of bedrooms, or specific amenities, having a clear list of priorities can help you focus on properties that truly meet your needs.

Evaluate developer

Before making a decision, thoroughly research the developer's reputation and work record. Knowing the track record of the developer can provide insight into the quality of the property and the likelihood of timely completion.

Mishra suggests that choosing a property closer to possession or one that's ready to move in can be a wise decision. This reduces the waiting time and minimises the risks associated with project delays.

"In the house-hunting process, you should thoroughly inspect every property you visit. Ensure it's in good condition and meets your requirements. Don't hesitate to negotiate with sellers, taking into account the favourable market conditions during the festive season. This step can help you secure the best deal," Gunjan Goel, Director, Goel Ganga Development recommends.

Legal readiness

Understanding the legal aspects of the transaction is essential. Ensure that all documentation and legal obligations are in order. This step will safeguard your investment and provide peace of mind.

"Before finalising your purchase, it's crucial to conduct complete legal due diligence, confirming property ownership, title deeds, and any other legal obligations. Legal aspects should be addressed with the help of lawyers," Goel asserted.

Right financing

When it comes to financing your dream home,  Ajeet Kumar Singh, MD, CEO, and Co-Founder, SAVE Solutions Pvt Ltd, suggests carefully researching housing financing agreements. Factors to consider include interest rates, processing fees, and other charges. Finding the right financer is crucial for a seamless and successful home buying experience.

The festive season offers unique opportunities for homebuyers, but it's essential to approach it with careful planning and research, as Singh emphasises. By following these expert tips, you can maximise your chances of finding your dream home during the festival.
